Property maps are meant to provide a graphic representation of real property by reflecting individual property boundaries in relationship to contiguous real property. Property maps are not to be construed or used as a parcel’s “legal description” or “survey”.

On occasion, the recorded deed’s meets and bound description of the parcel is very vague and its location cannot be produced on a tax map or its size may not be depicted as seen in other images a customer has. This does not prevent a parcel from receiving a tax account and valuation. Owners of such land should consult an attorney to perform a title search or record a document within land records in order for the Department to take action.

When a customer reports a discrepancy in a parcel’s representation in the map, the office may investigate the most recent record that had been recorded among land records.  In the event an error is discovered, the office is to notify any map correction according to the process established by the Maryland Office of Planning.

When the customer’s discrepancy is not related to a recorded document within land records, the office should direct the customer to report their mapping discrepancies to the Maryland Department of Planning Data Research Unit, 301 West Preston Street, Room 1101, Baltimore MD, 21201; (410)767-4500. ​
